What Happens to a your Horizon City land after you die?

1. Your Family May Inherit the Land

If you have a will, your property can generally be distributed according to your wishes. If you die without a will, Texas law determines who inherits your property based on your family situation. 

2. Your Heirs May Have to Deal With the Property

 After an owner passes away, the heirs may need to establish ownership and handle the property, including taxes, paperwork, and deciding whether to keep or sell it. This can become more complicated when several family members inherit the same property. 

3. Be Clear About Who You Want to Have the Property.

 If you want a specific family member to receive your Horizon City land, make your wishes clear and put them in the proper legal documents. Otherwise, confusion and disagreements can happen. A little planning now can help prevent family conflict later. 

4. There May Be More Than One Way to Plan Ahead.

Texas also allows tools such as a Transfer on Death Deed, which can allow qualifying real property to transfer to a named beneficiary when the owner dies. The rules are specific, so this is something to discuss with a qualified Texas attorney.  . 

5. Make Sure Your Family Can Find the Property.

Don't assume your heirs will know exactly what land you own. Keep your deed, property information, and other important documents somewhere they can find them. Horizon City notes that a property's PID or GEO number can be used to determine whether a parcel is within the Town or its ETJ and to obtain property information.
